What is the MLS?

MLS a listing service. It serves as a central database for all active listings currently being marketed by real estate agents throughout each market. Every market has its own MLS. The MLS is an exclusive tool used by real estate professionals to find homes for their buyers. Real Estate Agents search MLSPIN continuously throughout the day in hopes of finding the perfect home for their buyers. Every time a new listing is entered into the MLS thousands of brokers run to evaluate each fresh listing. MLS provides extreme exposure for anyone looking to sell their home.

How does your service differ from other flat fee listing sites?

We guarantee the lowest price to list your home and we have a money back guarantee. Since we are a referral based company and we understand that in order for you to recommend us to your friends, family and co-workers we must work hard to gain your trust. Therefore, we pay particular attention to customer service. We always go the extra mile to make sure you are happy. Unlike our competitors we are located in New England and available 7 days per week by phone and email. You will always be dealing with the principal broker of Hillman Real Estate. Your listing will be activated under a reputable real estate agency. Stay away from companies that are not respected within the real estate industry. We also have the most online partnerships than any other company. 

Will I ever have to compensate or pay Hillman Real Estate more than the flat fee listing fee?

No. We will never ask you for more than the flat listing fee amount. The entire commission percentage that you choose to offer will be offered to Agents who represent the Buyer. All we take is the flat fee. We will not slip in any fees on top of our flat fee.

I thought I could use your listing service and not have to pay out a commission?

In order to list your home on the MLS you must offer some type of compensation so that Buyer Agents will bring you ready, willing and able buyers. You are only required to pay out a commission if a Buyer's Agent procures a deal. You can offer any amount you wish. If you are interested in receiving the massive amount of exposure but are really not interested in compensating a buyer agent you should offer a very small percentage to a buyer agent. For example, if you offer 1% or less to a buyer agent they may not work as hard to bring you a buyer. You will state the amount of compensation on the listing sheet before we publish you listing. All buyer agents will know what you are offering before they show your home. However, If a buyer contacts you directly and purchases your property you do not have to pay anyone a commission.

Will I have to pay a commission if I find a buyer who is not represented by an Agent?

No. You still maintain the right to sell your home on your own. If you find a buyer who is not represented by a Broker, you will not be obligated to pay a commission on the sale. If this should happen you will save up to 6%. You can market you home anywhere you want.


How long does my property remain on MLS Listing System and bonus sites?

Your property will be active on MLS until your home is sold. Our contract is for one year,. If not sold within this time frame your listing will be renewed as many times as it takes at no additional charge. We have no control over bonus sites, they usually keep your listing active until sold.

Will brokers show my house if I use your flat fee listing service?

Absolutely. Agents will be more than thrilled to show your home to prospective buyers. They will not treat you any differently than any other seller. Our service is not shunned by the real estate community because our listings add inventory to the marketplace and Hillman Real Estate is well respected through the industry. Not all companies are well respected like Hillman Real Estate.

It is a misconception among sellers that an agent will "black ball" an MLS Entry Only listing. Agents do not care, they just want to help their customers buy. If a customer likes the house the agent show it. If not, they would most likely loose the customer. Our service adds to the housing markets inventory which is a good thing.

How do I know if this service is for me?

Well, it is true that this service is not for everyone. We only recommend this service to those who are serious about selling their home because we guarantee it will sell if you use our flat fee MLS listing service. If your the type of person who doesn't mind interacting with people and get excited about saving thousands of dollars then we promise this service is for you.

Will my listing look the same as those who are listed in MLS paying a full commission?

Yes. There is no visual difference whatsoever. For the most part, even real estate agents who use MLS daily can't tell the difference. Every listing in MLS is standardized. We put extra effort into listing. We make sure you a great listing sheet.

Why should I use a flat fee MLS listing service like yours rather than selling as a traditional For Sale By Owner?

Getting your listing into MLS is critical. Our Flat Fee MLS service provides far greater exposure than traditional For Sale by Owner marketing efforts. We get your home all all the most popular websites. Relying on your own marketing skills is a heavy task to take on. Advertising your home in the newspaper, placing a FSBO sign on your lawn and telling your neighbors about your house might not be all that effective. Advertising in newspapers is very expensive. If you should be so lucky to find an interested buyer for your home you should be aware that since there's no agent looking after your prospective buyer, making sure they are organized and taking every step to hold up their end of the deal things could easily break down. Agents can guide and control the buyer to secure the deal, which is what you want. Buyer agents will also ensure that their buyers are pre-approved for financing before showing them homes. For the most part, qualified buyers want or need the assistance of real estate brokers. Thus, your property will be exposed to more qualified buyers through the MLS network accessed by real estate agents.

How long does it take to be listed in MLS?

All listings are activated the same day provided you send us everything we need to get it activated. MLS requires at least one exterior photo. Once the listing is on MLS it will automatically be syndicated across the Internet displaying on thousands of real estate related sites. Within 24 hours your listing will have completely propagated across the web for all to see.

Can I have my direct contact info show on the MLS listing?

NO. MLS strictly prohibits seller/owner contact information to be displayed on their sites. However, our office information is clearly displayed for all interested Buyers and Agents. Ir someone calls us we will tell them to contact you directly by providing them with your contact information. On the MLS listing sheet we always add additional instructions for Real Estate Brokers so they can contact you immediately. If you click on a listing and you receive an ERROR MESSAGE then there is a good chance the listing is under agreement.

Do I have to pay a commission if I find a buyer who is not represented by an Agent?

No. You still maintain the right to sell your home on your own as a For Sale By Owner. If you find a buyer direct, without the representation of an Agent, you will not be obligated to pay a commission on the sale. Just be sure to ask each buyer if they are working with an agent.

What is a Buyer's Agent?

A buyer agent represents the buyers interest during the transaction. They also help organize the deal.
